Owner guide
Holiday let vs long-term let in NI: which earns more?
Income
Holiday lets earn per night, so income depends on occupancy and rates through the year. Long-term lets earn a fixed monthly rent. In the busiest areas, a well-run holiday let usually earns more gross income; elsewhere the gap can be small.
Costs and effort
Holiday lets carry costs a long-term let doesn't: cleaning and linen between every stay, utilities, booking-platform fees and more frequent maintenance. Long-term lets have fewer changeovers but come with their own obligations as a landlord.
Seasonality
On the coast and around the lakes, summer can earn a large share of the year's income. Pricing the shoulder months well is what separates a good year from an average one.
Using the home yourself
A holiday let lets you block dates for your own stays. A long-term let generally doesn't.
